Amazing product that actually works!!
We have tried nearly every type of roof caulking out there. The Texas summers on a metal roof are brutal. This and the paint are the only thing that have held up. They flex and still seal where 2 pieces of metal contact where we have had a roof leak for years… no more leak. It set solid in 48 hours. Application was really easy and forgiving. We put on 3 layers of the paint on the tape just to be safe which surprisingly didn’t take very much to do. No running or bubbling found. Even after 120 degree Texas days making the roof well over 150… and it still held. No cracking, running.. nothing. It is our go to now. Well worth the money and the only roof sealant that still seems to work. Mineral oil to clean the brush, easy to apply – just like a thick paint. Dries in 24-48 hours. 3 layers with the tape was enough to handle 7 inches of rain in 3 hours no leaks this spring. Thank you for making this and please keep selling it!

The best ever roof sealer. Our commercial roof has leaked for 18 years.We tried 1 can and were very impressed with the thickness and adhesion.We have now ordered many cans of this and have 85 % finished patching our roof. Even so, after 3-4″ of rain in the last 3 days, we are 100% bone dry with zero leaks.This stuff really works.

Used on ânewerâ metal roof dormer and chimneys
Iâve had leak issues with my metal roof from the time it was installed, primarily around the dormer, and of course the chimneys . I applied two coats, product covers well, and goes a long distanceâ¦a gallon goes a long ways. So far itâs worked, I want to see how it performs in neg temps though. In VA weâve had several below freezing nights and the product is def better than the old tar, multiple caulking and other products on the dormer. Seems to work great on chimneys too so far.

Waterproofer that works
Excellent product for sealing seams on your roof or waterproofing wonder board or Sheetrock seams for ceilings. Goes on black and smooth and a gallon goes a long way. Flex Seal is trash compared to this. Awesome product. Sealed all my leak seams.

Use as directed
Works best in lower humidity and warmer temperatures. To cold or humid and it will cure slowly or not at all. As long as it is used as directed it makes a good rubberized skin that I plan to use again. I used it on only dry surfaces.

Remains a little sticky and marks off on paint
I was using this to coat some metal racks to have it not scratch the paint of my car. Unfortunately the rubber never was stable enough to not mark up the car paint, even after 2 weeks. I ended up using sheets of EPDM with an adhesive backer which worked much better.

Worked on my swamp cooler reservoir tray
My swamp cooler reservoir tray started leaking and I tried to use some of those spray on sealers and it didn’t even last a full year. I bought this for the next year I followed the instructions to the letter, and I am going on 2 years and have not developed a leak. If I ever have to get a new swamp cooler (hope it will be now a long time thanks to this waterproof sealant) this will be one of the first things I will do the reservoir tray before using so it will last longer.
