Makita is expanding the line of cordless outdoor power equipment to include the 18V X2 (36V) LXT Brushless Cordless 21” Lawn Mower (XML07PT1). With zero emissions, lower noise and reduced maintenance, the 18V X2 (36V) LXT Cordless Lawn Mower is a welcome solution for efficient grass cutting.
It’s powered by two 18V LXT batteries. The 4-bay battery system holds 4 batteries for twice the run time, but without leaving the 18V battery platform. The Makita-built motor delivers up to 2, 800 RPM. The Quiet Mode setting reduces noise by providing constant speed control at 2, 300 RPM. It mows up to ½ an acre using 4 5. 0Ah 18V LXT Batteries.
The mower offers ease-of-use features including quick height adjustments, mulching capability, and a commercial-grade steel deck. It features a 3-in-1 design for mulching, bagging, or side discharge.
The XML07PT1 includes the lawn mower, four fast-charging 18V LXT lithium-ion 5. 0Ah batteries and an efficient 18V Dual Port Rapid Optimum Charger.
The lawn mower features Makita Extreme Protection Technology (XPT). XPT is a protective seal inside the tool and is engineered for improved operation in harsh conditions by channeling water and dust from key internal components.
It’s part of Makita’s expanding 18V LXT System, the world’s largest cordless tool system powered by 18V lithium-ion slide-style batteries. Makita 18V LXT Lithium-Ion Batteries have the fastest charge times in their categories, so they spend more time working and less time sitting on the charger.
For improved tool performance and extended battery life, Makita created Star Protection Computer Controls. Star Protection is communication technology that allows the Star Protection-equipped tool and battery to exchange data in real time and monitor conditions during use to protect against overloading, over-discharging and overheating. For increased versatility, the tool can also be powered by Makita 18V LXT Lithium-Ion Batteries with the star symbol on the battery indicating Star Protection inside.

Great Mower, but replacement blade does not exist
This mower is great, good battery life, very powerful, very well-built. However, the replacement blade is not available from any source I could find, and it actually appears that the blade does not exist at all as a separate accessory. Right now, if you need a replacement blade, the only way to get it is to buy a new mower. Hopefully this will change.Update. A year later. The mower is still pretty good. But the side discharge chute does not stay in place except on very-flat, level ground and the mower clogs without it. Replacement blades for this mower are still not available in the U.S. I would recommend that if you buy one of these, insist that that it come with at least one replacement blade. If you do this you will most likely find that the replacement blades were discontinued soon after the mower was introduced. And so far, none of the third-party blade vendors appear to make a blade for this model.

Great power, but needs a few changes
I’ll give a quick recap review, and then a more detailed review below.Pros:1. Cuts taller grass easily when on 4 or higher height setting2. Batteries don’t drain as fast on 4 or higher setting3. Easy to push on higher height settings4. The height takes literally one second to adjust.5. It comes with a 2 bay charger ($119 alone) and 4 batteries (2 @ $219 alone)6. It’s quiet. The blade speeds up for the thicker grass and slows down when it’s normal grass.Cons:1. The whole reason I knocked a star is because of the side discharge chute. While it’s easy to put on, it falls off if mowing on uneven terrain.2. Mine didn’t come with a “soft grip” on the handlebar. It gets very sweaty trying to mow in the humid 100 degree weather.3. I think it would benefit to have larger rear wheels4. It was easy to assemble except that the rear wheels and axle were loose from the body. I had to remove the bracket that holds the axle to the body. It took longer to find a square headed bit for the bracket than to fix it, but this tripled the assembly time.Here’s my scenario:I have a 60’x100′ lot to maintain. I’m not out to win a yard of the month award, so I’ve been using a 140cc Murray mower for the past 5 years. It bit the dust, and since I have some other Makita tools, I thought I’d give this a try. It took me 4.5 weeks to decide what mower I wanted, so the grass had grown rather tall. About a third of the grass is San Augustine and the other 2/3 is grass/weeds of some sort.I received on a Friday and tested it on the tall grass. I set the height at 5 and took off! I mowed my approx 0.14 acres using 2 batteries! I was impressed that I never had to switch to the 2nd set. 2 days later, on Sunday, I mowed the yard set on 2. You can see the 2 setting in the pics. It cut thru that with relative ease, but I was not able to push the mower across the San Augustine grass on the 2 setting. By going that short, the mower chewed thru 2 of the batteries and the 2nd set was half gone. One had 2 bars and one had one bar left on the indicator, and that’s only mowing 2/3’s of the yard. I waited 8 more days for the shorter grass to grow and mowed it on the 4 setting. It cut all the grass with ease. The only issue I had was the side discharge chute fell off too many times to count thru all the cuts.While the mower comes with a bag, I’ve never used a bag in my life and don’t care to now. It is very easy to fit the chute door on, but it’s a hassle to stop and put it back on so many times. Fortunately, there’s no pulling a cord to get it started again! Just push the red button and pull the lever.Overall:If you have a small, even terrain yard and mow every 7-10 days- I’d highly recommend this mower, especially if you’re already into the Makita LXT battery line. If I used the bag feature, I’m sure I’d give it 5 stars. It’s got some serious power for a battery operated mower!!

Buyer beware – NOT self propelled!!
Update – 2nd cut on shorter grass. Couldn’t finish whole yard on single charge. Basically I sent this back for a refund. I think it’s a good mower if you have the time to stop and wait a couple of hours to get your batteries charged so you can finish. I don’t have the time not the patience.It’s back to the tried and tried gas powered self propelled for me.3stars on first impression. Might change later.So I have a 1/2 acre of gentle sloping lot. Grass not been cut in two weeks due to mower dying. Tallest grass was about 9in and very thick.I ordered this because down in description it says it’s self propelled. It is NOT. BUT…other reviews said it was so light that this wouldn’t be an issue. So I thought I would try it out.It cuts beautifully with little effort, but in taller grass it does struggle, even when you raise the deck.On four fully charged batteries, I was able to cut all of the front, both sides and half the back. The back is where the tall grass is so much as I hate it tomorrow I’ll get out and finish.This is a drawback for me bc I’m a “one and done” type person. Hopefully second cut I can get it all at once.Another drawback is that the side shoot REFUSES to stay attached to the mower. One little bump and it’s off.This is such an issue that I might actually start using that collection bag that goes on the back instead. It’s annoying as hell to turn a corner and have the thing pop off and you have to stop what you’re doing…I prefer a self propelled mower. If that’s what you’re used to, you will find this mower takes some getting used to. I’m a little sore from pushing it through 9in grass whereas the self propelled just chewed it up and spit it out.Otherwise the engine will speed up or slow depending on how high the grass is.Batteries took about 1 hour per pair to charge.It is far quieter than a gas mower. Someone can walk beside you and have a conversation while you cut. You can hear your cell phone ring.I’ll update on my second cut.

Had to revise my review to LOVE IT!!!!
REVISED REVIEW! I have now mowed 3 times with this mower and I LOVE IT! The grass was clearly too long and thick the first time, but now, with regular mowing, this thing is a breeze. I am a 5’4″ woman and have no problem maneuvering this mower. I wish I would have bought one years ago. I am now making life a little easier for my man because I can mow with ease.I like that it is quiet, and is better for the environment and my lungs than a gas mower, but it definitely lacks power. I think it will be fine if I mow every 5 days or so, but any longer than 5 – 6 inches and it’s going to get bogged down. Ultimately, it did the job and the batteries lasted long enough to do our front yard.
